Roofing Built for Florida

Your roof is the only thing standing between your family and 140 mph winds, wind-driven rain, and a sun that never lets up. NextDoor Exterior Solutions builds and restores roofs that hold up to all of it.

What We Do

One Contractor, Start to Finish

From a single displaced shingle to a full tear-off and rebuild, we handle every stage of the roof: inspection, documentation, permitting, installation, and final inspection. One licensed contractor start to finish, no handoffs, no subcontractor mystery crews showing up unannounced.

Roof Repair

Most roofs do not fail all at once. They fail at a flashing detail, a cracked boot, a ridge cap that lifted in a storm two seasons ago. We find the actual source of the leak instead of chasing the stain on your ceiling, then repair it in a way that matches the existing system and keeps your manufacturer warranty intact.

  • Active leaks and water intrusion
  • Storm and wind damage, including lifted or missing shingles and tiles
  • Pipe boots, vents, and penetration flashing
  • Valley, chimney, and wall flashing failures
  • Ridge and hip cap replacement
  • Soffit, fascia, and drip edge damage

Roof Replacement

When a roof is past the point of repair, we replace it correctly and completely. That means a full tear-off to the deck, inspection and replacement of any rotted or delaminated sheathing, code-compliant re-nailing, a secondary water barrier, and new underlayment, flashing, and drip edge. We do not roof over failing decking and we do not reuse flashing that should have been thrown away.

  • Full tear-off to the deck
  • Rotted or delaminated sheathing replaced
  • Code-compliant re-nailing and secondary water barrier
  • Permit number, inspection results, and warranty registration in writing

Roof Installation

New construction, additions, and re-roofs on properties that have never had a proper system. We work from the plans and the code, not from a guess, and we coordinate with your builder or GC so the dry-in happens on schedule.

  • New construction and additions
  • Built from plans and code, not guesswork
  • Coordinated dry-in with your builder or GC

Systems We Install

Standing seam metal roof on a Florida home

Metal

Standing seam and exposed fastener panels in a range of gauges and finishes. Metal is the strongest performer in high-wind coastal exposure, carries the longest service life of anything we install, and reflects enough heat to make a real difference on your summer electric bill. Higher up-front cost, lowest long-term cost.

Barrel tile roof on a Florida Mediterranean-style home

Tile

Concrete and clay tile, both new installs and re-underlayment of existing tile roofs. Tile is a Florida signature for good reason: it lasts decades and handles our sun better than almost anything else. The failure point is almost always the underlayment beneath it, which is why we specialize in lift-and-relay work that saves your existing tile and resets the system on a new waterproofing layer.

Architectural asphalt shingle roof

Shingle

Architectural asphalt shingles from the major manufacturers, installed to the wind-rated nailing pattern the product actually requires. Shingle is the most cost-effective path to a warrantied, code-compliant roof, and when it is installed right it performs. Most of the shingle failures we get called out to inspect are installation failures, not product failures.

Flat TPO membrane roof on a commercial building

Flat & Low-Slope

TPO, modified bitumen, and self-adhered systems for flat decks, lanais, additions, and commercial buildings. Low-slope roofing is unforgiving. Drainage, seam quality, and termination detail are everything, and a system that is even slightly wrong will hold water and fail early. We build these to drain.

Storm Damage & Insurance Restoration

Documentation Wins Claims

After a named storm or a hail event, the difference between a covered claim and a denied one usually comes down to documentation. We inspect the roof, photograph and measure the damage, and produce a detailed, line-item estimate built to current Florida Building Code requirements and manufacturer installation instructions.

You file and control your own claim. Our role is to document the condition of your property accurately and completely, and to give you and your carrier a scope of work that reflects what the repair actually requires. If your carrier's estimate is missing code-required items, we identify them and support them with the code section and the manufacturer specification.

We do not adjust claims, we do not negotiate on your behalf, and we do not touch your deductible. What we do is make sure nobody is guessing about the condition of your roof.

Why NextDoor

No Guessing, No Surprises

Licensed and Accountable

Florida Certified Roofing Contractor, License No. CCC1334600. Fully insured, with certificates available on request before we set foot on your property.

Permits Pulled, Every Time

Every job that requires a permit gets one, in our name, with inspections closed out. You should never have to find out at closing that your roof was never permitted.

Code-Driven Scope

Florida Building Code and manufacturer instructions set the scope of work, not what fits in a budget line. If something is required, we tell you and we show you where it says so.

Owner-Operated

You are dealing with the people who own the company, not a call center.

Local

We work the Gulf Coast: Manatee, Hillsborough, Pinellas, Pasco, and Sarasota counties.
